Targeted 8 - 9% caps

High quality, credible tenants

Double digits cash on cash ratios

15- 20% expected IRR

Preferably 10 year lease commitments

Value creation derived from improvements in occupancy, rent rolls and other factors

Senior non-recourse bank financing, minimum 85% LTV and long-term fixed rates

Once an investment is structured, the firm invites qualified co-investors
to participate in a Mezzanine Fixed Income instrument or Full Participation.
